What to Do in the First 10 Minutes of a Burst Pipe Emergency

A burst pipe is one of those problems that goes from “small drip” to “water pouring through the ceiling” in minutes. When it happens, panic is the most natural response — but what you do in the first ten minutes can be the difference between a quick clean-up and thousands of pounds in water damage.

Here’s exactly what to do, in order, before help arrives.

1. Shut Off Your Water at the Stopcock

This is the single most important step. Your stopcock (also called a stop valve) is usually located under the kitchen sink, in a downstairs bathroom, or near where the water pipe enters your home. Turn it clockwise until it stops.

What to do: If you don’t already know where your stopcock is, find it today — not during an emergency. It’s one of the most useful five minutes you’ll ever spend.

2. Turn Off Your Boiler or Immersion Heater

Once the water supply is off, switch off your boiler or immersion heater. Running these without water flowing through them can cause damage to the system itself, adding a second problem to the one you already have.

What to do: Switch it off at the appliance, not just the room thermostat.

3. Drain the System by Opening Taps

With the stopcock off, open all your cold taps to drain the remaining water out of the pipework. This relieves pressure and reduces how much water continues to leak out of the burst pipe.

What to do: Start with the tap closest to the burst, then work through the rest of the house.

4. Protect Your Electrics

Water and electricity are a dangerous combination. If water is near any sockets, switches, or electrical fittings, switch off the electricity at the consumer unit (fuse box) if it’s safe to reach.

What to do: Never touch a switch or socket with wet hands, and don’t stand in water while doing this.

5. Contain and Clear the Water

Use towels, buckets, or a mop to contain water and stop it spreading to other rooms or through the ceiling below. Move furniture, electronics, and valuables out of the way where possible.

What to do: If water is coming through a ceiling light fitting, place a bucket underneath and stay well clear.

6. Call a Plumber

Once the immediate danger is under control, get a plumber out to assess and repair the burst as soon as possible. Even once water is off, a burst pipe left unrepaired can hide further damage, from soaked insulation to weakened flooring.

What to do: Take a few photos of the damage before cleaning up fully — useful if you need to make an insurance claim.
